John Barker Place, Hitchin

Delivered over 2 phases, the regeneration of John Barker Place in Hitchin is settle's flagship scheme.

Phase 1 is Kingfisher House, with 37no, 1 bedroom, retirement-living apartments and 2 ground floor commercial units housing a takeaway and a supermarket (for an existing business from the estate to be re-located). This block also provides residents with a communal garden – a section of which, was designed by local pupils of the Priory School as part of a design competition we held with settle. The winning design was selected by a panel of residents due to move into Kingfisher House once complete.

Phase 2A has two sections; Cornmill House, and Oughton Court, housing 12no, 1 bedroom, retirement-living apartments and 12no, 1 bedroom apartments without age restriction, respectively.

Phase 2B also has two sections; Reed House, and Willow House, offering 22no, 1 and 2 bedroom apartments for shared ownership. These 2 buildings are formed around a striking courtyard, providing a secluded landscaped garden area for the residents to enjoy.
