Graham Court & Taylor Point, Watford

Following the demolition and clearance of an existing car showroom and car park, 2 new modern residential blocks were constructed either side of St John’s Road, providing 90no, 1 and 2 bedroom homes.

Graham Court has 25 apartments for affordable rent and 5 for shared ownership over 8 storeys, and Taylor Point has 60 apartments for shared ownership over 10 storeys.

The homes are completed to a modern, high quality finish, with video entry system, LED lighting, electric heating and either projecting balconies or winter gardens. There is communal outdoor space with landscaping, paved courtyards, and cycle and bin stores.

After ground contamination issues had been remediated, the building works progressed with RC frame, finished in brickwork and non-combustible cladding, with PVs on the roofs.

Logistics were challenging and planned carefully due to the proximity of adjacent residents and businesses, it’s location on the busy St Albans Road, and a small site footprint. For pedestrian safety, a scaffold gantry was provided throughout the construction. Agreements were made with Highways and the council for parking arrangements outside to receive just-in-time deliveries, which were pre-booked and loaded-out straight away.
