Gleneagle Manor, Harpenden

Gleneagle Manor is an exclusive development of luxury apartments situated in central Harpenden. Located on the former Glen Eagle Hotel site, the project has been designed in a traditional Georgian style to complement this Harpenden conservation area.

The scheme consists of 2no. 3 storey blocks, containing 2 and 3-bedroom apartments, with secure underground car parking for 25 vehicles. One of the key features of the development was the close co-operation between Jarvis and the purchasers, enabling bespoking of the apartments to meet the client’s individual aspirations. The main construction is of a reinforced in-situ concrete frame with external cavity brick and block skin, and mansard roof with traditional grey slates. Early involvement with the purchasers enabled us to design the frame and incorporate many service provisions within it, ensuring a clean unhindered finish to the project. This development has become one of Harpenden’s new prestigious landmarks and all of the homes were sold off-plan.

Gleneagle Manor - Bathroom

The site was constrained by neighbours bordering 2 sides, with busy trunk roads on the other boundaries. Sheet piling for the basement parking was designed in conjunction with our proven supply chain partner and we used the latest technology to minimise inconvenience to the local residents. Off-site parking was limited to areas agreed with the local community.

From early site acquisition, Jarvis undertook an intensive design process working in collaboration with the design team, St Albans D.C and the Harpenden community to achieve planning consent. Numerous life cycle issues were also addressed in the design stages with the client and our supply chain, enabling sustainable solutions to be incorporated including recycled timber goods, highly efficient underfloor gas-fired wet heating systems, automatic doors and lighting and eco-friendly suds compliant paving. Solar panels were also used to provide sustainable electric supplies for communal power and lighting.

Early procurement of our supply chain allowed us to negotiate packages with our preferred subcontractors and secure resources to meet the demands of the programme. This early procurement also enabled us to provide sample finishes and templates for quality that were agreed and adhered to in order to achieve the high quality demanded by the exclusive clientele.
