This is Dacorum Borough Council’s ﬂagship scheme, providing a mixed tenure with shared ownership for the first time and has a prime position in the Heart of Maylands area. The site was previously occupied by a 2 storey light industrial and ofﬁce building that was demolished and now replaced by much needed housing stock.
The mixture of 4, 5 and 6 storey conjoined blocks provide a total of 79no, 1 and 2 bedroom ﬂats, all for social rent. There are 4 stair cores (2 with lifts), integrated bin and cycle stores, and shared communal roof gardens on the 4th and 6th ﬂoors. At ground ﬂoor there is a new managed business suite, providing ﬂexible incubation units for start-up businesses, comprising a mixture of individual ofﬁces and shared meeting rooms, which are owned and run by the Council.
Weathered chalk was found 16 metres underground level, which required an innovative design solution for the foundations and concrete frame. The building was enveloped entirely with facades with no brickwork and the tragedy at Grenfell led to changes providing all non-combustible cladding. A sprinkler system was also added throughout, exceeding the necessary requirements. Most of the units enjoy balconies and full height glazing, with private terraces to 4 apartments.
