This scheme was built on the site of a disused sheltered housing facility that closed in 2004, and now provides 19 new 2 bedroom houses for affordable rent to local people. It was our first project for Catalyst, and we were appointed through their new Contractor Framework.

The design of this challenging, small site is unique, with the new homes enclosing a green, communal courtyard, formed to the rear of the properties. It’s sheltered by the buildings which act as a sound barrier to the adjacent M40, creating a quiet space for the residents. All the homes also have enclosed garden/patio areas and car ports.

Works included the disconnection of services, and removal of asbestos from the existing buildings prior to demolition and site clearance – there was a level difference of 7m across the site, and sheet piling retaining walls were built along the southern edge creating stepped gardens.

It’s traditionally built, with trench foundations to overcome soft chalk in the ground. Smart meters are installed, along with photovoltaics to the roofs, provisional wiring for car charging points, and permeable paving to the new roads and parking.
