This new facility provides increased capacity for an existing Special Educational Needs school (SEN) at another location and is built on former surplus land. The 2 storey building, which accommodates 90 pupils and approximately 110 staff, has a circular feature hallway running through the centre on both floors, with natural ceiling light wells. Leading from this, are 14 specialist classrooms, 2 with disabled lifting hoists and facilities including rooms for meeting, family, personal care, medical and laundry. There are 2 staircases and 1 lift accessing the first floor, where further accommodation is provided for speech therapy, computing, music, staff rooms, sensory rooms and 3 general classrooms.

The design provides a flexible layout with access to outside learning spaces and the entrance has easy access for pupil drop-off. There is a multifunction sports hall for assembly, performance and dining, as well community use and externally they have a play area with sunken trampolines and extensive soft landscaping. The structure is a steel frame with masonry façade and self-finished render, timber roof with single ply membrane covering, Coxdome roof lights and PV panels (providing 10% renewable against total energy consumption). Underfloor gas fired central heating was also installed and acoustic baffles due to the proximity of Luton Airport.
