Magenta Court is a new affordable housing scheme,
situated on a tightly constrained brownfield site,
which previously formed part of the Apsley Paper
Mill. The scheme comprises of 4 buildings, between 2
and 4 storeys, and provides 29no, 1 and 2 bedroom
apartments, all for social rent.
It was traditionally built with concrete hollow-core
planks and modern triple glazed windows designed to
match the existing local architecture. Internal partitions
and ceilings were designed to perform 8dB better than
the building regulation requirement.
Environmental friendly roof tiles were used and other
features including internal and external LED lighting,
with air testing achieving beyond compliance and
significantly less than building regulations and low SAP
ratings from the new gas boiler central heating systems.
It occupies a central position in the village, neighbouring
the Grand Union Canal and was identified by Dacorum
Borough Council as viable for development.
