This existing 2 storey industrial unit was still suffering from damage sustained by the Buncefield disaster, before it underwent extensive alterations internally and externally to provide aircraft engineering facilities for the new tenant Goodrich. After the theft of all the cables in the building before we started, the office space was reconfigured with new plasterboard partitions, rewiring and re-plumbing, with new suspended ceilings positioned lower to accommodate these services.
Existing storage space and WCs were refurbished, along with the office staff canteen on the ground floor and a new canteen and kitchen facilities installed on the first floor to cater for the warehouse staff. Careful consideration was given to working alongside another contracting team, who were also delivering an office fit-out for another tenant.
Works to the double height warehouse included new extraction system, energy efficient lighting, new internal sprinkler valve room and 2 new external shutter doors with newly dug out loading/delivery bays. Governed by their United States insurance policy, an external sprinkler system was required. This involved building 2 new sprinkler tanks with low level containment, which had to be positioned lower in the ground to comply with planning approval and the external walls of the warehouse had to be supported during the construction due to their close proximity. A new liquid nitrogen tank was also installed and a diesel pump housed in an existing external building.
