This mixed use development is located within a conservation area and close to the historical town centre. It provides a single block of 22no, 1 and 2 bedroom apartments for affordable rent, along with 2 commercial units on the ground floor.

Prior to construction, the existing industrial units were demolished. The new 4 storey building has been designed to reflect its industrial heritage with pre-fabricated steel balconies, contrasting brick window arches and grey, powder coated windows. The top floor is set within a mansard roof and partially stepped back to soften the impact on the front elevation.

Designed for people over 55 and/or disabled, the scheme incorporates a high level of accessibility and adaptability, including bathrooms that are ready for easy conversion into wet rooms, and underfloor drainage and finishes already installed.

Situated off the main High Street, the project was logistically challenging, with the building occupying most of the site footprint. It was also formerly part of the Hoddesdon Brewery complex, and part of the site cantilevers over a historical basement structure which lies directly below the rear access road and part of the new building, which posed a significant risk to the project.
